Materials, methods & specifications
Concrete tile ranges
Marley Modern (low-profile flat), Marley Ludlow Major (double Roman), Redland 49, Redland Cambrian slate-look — full range available. Colour retention improved significantly on post-2010 tile ranges.
Clay tile ranges
Sandtoft plain and profiled clay, Marley Acme, Dreadnought hand-made for heritage work. Longer lifespan than concrete, higher initial cost, better colour permanence.
Mechanical fixing schedule
Perimeter tiles always clipped. Inland Wirral usually every fifth course; coastal (Meols, Hoylake, West Kirby, Moreton) every third course. Clip schedule stated in your quote and installed accordingly.
Dry ridge, verge and hip
Ridge tiles mechanically fixed with clip and screw to a ventilated ridge roll. Dry verge units replace mortar bedding. Hip systems mechanically fixed rather than mortar bedded. All BBA-certified where applicable.
Underlay & ventilation
Breathable underlay with correct eaves and ridge ventilation to prevent condensation on the underside of the tile — required by BS 5534 and consistently overlooked on cheap installs.

How long does a tile roof last?+
Concrete tile roofs installed to BS 5534 typically last 40–60 years. Clay tile can last 80+. Failures on older roofs are usually mortar and fixing failures, not the tile itself.

Yes — Velux and Fakro roof windows installed during re-roof or as retrofits, correctly flashed and weathered.
