Overview

Roof Repairs — what, who, when & why

What it is

Targeted roof repair work: slipped and broken slates or tiles, cracked lead flashings, failed pointing to ridge and verge, chimney weathering, valley repairs, felt tears and localised flat-roof patching.

Who it's for

Homeowners after storm damage, landlords needing a quick fix between tenancies, estate agents and surveyors needing pre-sale remediation, and letting agents responding to a tenant leak report.

When you need it

As soon as you spot damp patches on ceilings, missing coverings visible from the street, granules from felt in your gutters, or after any named storm with gusts above 50mph.

Why professional matters

A small repair caught early prevents a much larger rafter and plaster repair down the line. Most 'small' roof issues are actually water ingress issues — and water ingress compounds daily.

The cost of waiting

What happens if you leave it

Damage escalation

  • One slipped slate exposes the felt to UV; UV degrades felt in a single summer, turning a two-tile fix into a strip-and-recover of that elevation.
  • A cracked lead flashing lets water track behind the chimney breast into the ceiling void — plaster damage often shows in a different room from the leak.
  • Blocked or split valleys overflow inwards. Ceilings between bedrooms are the first casualty.
  • Ignored ridge pointing eventually lifts a ridge tile in a gale — the tile becomes a projectile.

Common mistakes

  • Booking a 'cheap' roofer who charges by the day and finds new problems every morning.
  • Applying bitumen sealant or spray coatings to buy time — most invalidate future insurance claims and don't solve the underlying failure.
  • Waiting for the leak to appear indoors. By then, the timber is already wet.
Our process

How we deliver the work

Step 1

Inspection

Free ladder or scaffold-tower survey with photos so you see exactly what needs doing — no obligation to proceed.

Step 2

Diagnosis

Written fixed-price quote separating urgent make-safe work from recommended follow-ups. You choose the scope.

Step 3

Repair

Materials matched to the existing roof — slate colour, tile profile, lead code — carried out by our directly-employed team, not subcontractors.

Step 4

Testing

Water test where relevant, loft check to confirm no active drip, and photo evidence of the completed work.

Step 5

Aftercare

12-month workmanship warranty on the repair, plus our line stays open if anything needs a second look.

12-month workmanship warranty

Written cover on the repair, in addition to any manufacturer product warranties.

Fully insured

£5M public liability and £5M employers' liability with Covéa — certificates provided on request.

The detail

Materials, methods & specifications

Slipped or broken slates & tiles

Refixed with copper or stainless steel tingles where nail sickness has caused general slippage; otherwise replaced like-for-like with matching second-hand or new slate to keep the roof visually consistent.

Lead flashings & soakers

Cracked or lifted lead re-formed or replaced in code 4 or code 5 as appropriate. Chimney back gutters, side stepped flashings and abutments dressed correctly rather than sealed with mastic.

Ridge & verge repointing

Old sand-and-cement pointing removed and replaced with a fibre-reinforced ridge mortar, or upgraded to a mechanical dry-ridge and dry-verge system for a permanent fix.

Chimney repairs

Repointing, flaunching around pots, cowl fitting, and full or partial rebuilds above roof line. Structural repairs coordinated with a chartered engineer where required.

Valley & gutter line repairs

GRP or lead valley repairs, fascia and soffit renewal on the run of guttering being replaced so the whole eaves detail works.

Flat-roof localised repairs

Patch repairs to felt, EPDM and GRP roofs — with an honest assessment of remaining life so you know whether patching is a stop-gap or a proper fix.
